If you’re looking for townhouse rentals, house rentals, freestanding homes in security estates or flats to rent, Go 2 Property Managements’ team of professionals will make the process of finding, renting and moving into a new home as convenient and comfortable as possible.
We will spend time showing you the properties available and assist in completing the application and lease agreement, moving in and connecting municipal services. Ask our letting consultant to give you a full breakdown of the monthly rental, including all services, as well as the lease costs for signing the lease and the deposit required.
When you have chosen a home to rent, you will need to fill in an ‘Application form’ which you can obtain from our letting consultant. Each person who will be on the lease needs to fill out a rental application and, if needed, a financially responsible and liable co-applicant to fill out the co-applicant application.
The Application to Rent requires that you and co applicant provide the following:
- Your name,
- Current Address,
- ID number,
- Employer’s details,
- Name and contact details of two references,
- Name and address of a previous landlord,
- Copies of your ID,
- Most recent salary advice,
- 3 Recent Months bank statements,
- 6 Recent Months’ bank statements if you are self-employed.
- Go2Property Management staff will screen each applicant, properly assessing your application and credit worthiness. We may ask for supporting information. The screening includes getting a rental-oriented credit report on each application.
- After your application has been assessed and you qualify, you need to pay a holding deposit / security deposit. You and your spouse / co applicant must sign a lease for the home you have chosen to rent. Our administrative personnel will prepare and explain the lease document in detail. Please take time to read the lease and make sure you understand all the provisions contained in the document.
Important issues to focus on are rules of the property concerned; i.e. allowances for pets, maintenance, the charges which you will be required to pay and the lease terms and escalation clauses. Your lease agreement is legally binding and totally compliant with the Rental Housing Act. It has been drawn up to protect both the landlord and yourself. The lease ensures that financial issues such as rental increases, deposit and damage claims are dealt with in a fair, transparent and professional manner.
- Go2Property Management will conduct a move-in inspection of the property as soon as the property becomes available. This report will be available to you.
- We will also attend to all cleaning and maintenance that needs to be done.
- You will be given a copy of the signed lease agreement for your records and reference purposes.
